Position Job Title: Due Diligence Project Manager
FLSA Status: Salary/ Exempt
Job Location: Office
Position Summary
Ensure the overall success of the land acquisition and development processes by overseeing due diligence and entitlement schedules from project inception through project close of escrow.
Essential Duties and Responsibilities include the following, however other duties may be assigned:
- Manage land acquisition feasibility studies, contract with necessary consultants and analyze potential risks.
- Manage the Feasibility Land Purchase process for all Division projects.
- Manage Title Review.
- Participate in land planning as necessary
- Conduct site visits with necessary consultants for any required environmental review.
- Assist in the preparation of land packages submitted to the Land Committee, as needed
- Assist with developing entitlement strategies, submissions and presentations as necessary.
- Assist with obtaining entitlement approvals for projects.
- Assist with the development of financing budgets/packages for designated projects.
- Ensure that timely, efficient engineering is completed
- Coordinate with jurisdictions to ensure entitlement processing is on schedule.
- Track and monitor multi-project entitlement schedules in alignment with land closing deadlines.
- Effectively delegate problem solving and decision-making authority to the appropriate department team members and follow-up to ensure satisfactory outcomes are achieved.
- Strive to achieve a high level of job satisfaction for all team members and assist in creating a motivational environment.
- Provide leadership to team members by modeling the company values, vision and operating principles.
- Coordinate and direct the activities of engineers, architects and other consultants.
- Maintain effective cost and design quality controls.
- Coordinate with interdepartmental groups to ensure timely deliverables.
Position Qualifications (Education, Skills, Experience):
- 3-5 years’ experience in the homebuilding industry preferred.
- 1-2 years' experience in due diligence of land for residential development.
- 1-2 years' experience in entitlement of projects preferred.
- Experience in managing complex projects preferred.
- Ability to perform the essential functions of the job in accordance with company requirements and professional business practices.
- Must be computer literate with experience in Windows, Excel and Word.
- Must have excellent interpersonal, organizational and follow-through skills.
- Must have strong analytical skills.
- Strong written and verbal communication skills.
- Ability to read and understand plans, entitlement, land acquisition agreements and other documents as required to perform duties.
- Ability to work as an integral part of a cohesive team dealing with complex projects.
- Ability to perform the essential functions of the job in accordance with corporate requirements and professional business practices.
- Position requires driving as needed, frequency varies by location
- Valid driver’s license required
Base Salary: The expected base salary range for this position is between $130,000 to $140,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday. Additionally, this position is eligible for an annual bonus based on divisional and individual performance.

Physical Requirements
Requires the ability to hear, type and talk in addition to sitting 100% of the time. The primary work location is a corporate office with low to moderate noise levels.
