Project Analyst

Job Title: Project Analyst
FLSA Status: Salaried Exempt

Position Summary:
Provide budgeting and forecasting services for assigned projects from pre-acquisition through bond exoneration, including loan and equity requests, reporting, and funding. The position will report to Corporate Finance but will function as an internal service group, providing analysis services to all departments within the Company.

Job Duties:

  • Operations
    • Work closely with Division Managers to provide analytical support, including unit flows, revenue forecasts, budgets, commitments, salesand construction releases and cash flow forecasting.
    • Track individual budget lines, utilizing the best possible sources of support.  Immediately communicate any budget variances.
    • Work closely with Project Management, Purchasing and Construction to track costs for site improvements, direct and indirect construction costs.
    • Work closely with Marketing to track costs for capitalized marketing costs, and sales & marketing period costs.
    • Work closely with Sales to track actual and forecasted sales, closings and revenues.  Provide additional assistance as needed for home pricing approvals.
  • Reporting
    • Coordinate with accounting regarding cash management and actuals reporting.
    • Manage and update key project financial measures and budgets on a monthly basis.
    • Prepare a written monthly project status report that highlights key project financial measures and any changes to budgets and timelines.
    • Prepare and distribute monthly partner reporting packages, including an updated proforma/cashflow.
  • Loan/Equity Requests
    • Assist with the compilation and packaging of information necessary for loan and/or equity request packages.  Work with Division managers to update key timing, revenue and cost assumptions.
    • Coordinate all information/reports/maps/surveys required bylender/partner during due diligence and write-up.  When so directed, initiate appraisal requests early to allow for sufficient time for write-up, approval and close.
    • Coordinate the efforts of lenders, appraisers, attorneys,title, escrow and Division personnel to ensure the timelyapproval and funding of new requests
  • General Duties & Responsibilities
    • Assist with other special projects, reports, and analyses as directed by management.
    • Model NWHM's vision, values and working principles.

Position Qualifications:

  • Bachelors degree in accounting, finance, business or equivalent experience.
  • CPA strongly preferred.
  • 2-5 years of experience in accounting and/or financial analysis.
  • Prior construction or homebuilding experience preferred.
  • Newstar experience preferred.
  • Proficiency in Excel required.
  • Detail-oriented with strong organizational skills.
  • Excellent analytical and problem solving skills.
  • Strong verbal and written communication skills.
  • Ability to interact with and maintain good working relationships with company personnel, lenders, equity partners and consultants.
  • Ability to use good judgement in handling multiple priorities and open-ended tasks and keeping management apprised as to issues and status.
  • Ability to work in a fast-paced and challenging environment where priorities change quickly and demands are high.
