Senior Project Manager (Multi-Family)

Position Summary:

Manage all aspects of the land development and multi-family home building process according to The New Home Company quality standards while adhering to budgets, maintaining the construction schedule and achieving the desired level of customer satisfaction. This qualified candidate will have a minimum of seven years of experience with Type V rated construction, commercial construction; concrete podium decks, elevator construction and commercial sequencing. 

Land Development:

  • Develop the feasibility of all bids and negotiate the best value for the land development labor and materials (if applicable).
  • Oversee General Contractor responsible for grading operations, wet and dry utilities, paving, landscaping, amenities and entrances.
  • Prepare and monitor development budget and provide monthly updates to management.
  • Prepare development time lines and weekly reports documenting job status (days ahead of schedule, days behind schedule, etc.)
  • Address any problems or conflicts that arise during the development process and provide feasible solutions.
  • Provide ongoing support to General Contractor and construction personnel.

Vertical- Scheduling:

  • Work with General Contractor to ensure the delivery of all units in accordance with the construction schedule and established closing dates.    
  • Communicate with all designated parties regarding the status of scheduled closings and walk-throughs.
  • Provide coordination with the designer team to ensure options can be selected, ordered and installed without adversely affecting the construction schedule.

Quality Control:

  • Ensure building pads are properly cleared and prepared for construction start.
  • Conduct quality control inspections on all buildings/units under construction on a daily basis to ensure all work is in compliance with published plans and quality standards.
  • Provide feedback and recommendations regarding ways to improve the construction process as well as the value engineering of buildings/units.

Customer Satisfaction:

  • Maintain good customer relations by communicating with the sales and design teams to answer questions and provide construction updates.
  • Assist other team members in achieving established customer satisfaction goals.
  • Maintain a courteous, professional demeanor in all dealings with customers

General Contractor Management:

  • Manage General Contractor to ensure proper communication and prompt resolution of any questions or problems.
  • Inspect and provide feedback to the General Contractor regarding the quality of work in each building/unit.
  • Inspect and provide feedback to the General Contractor regarding the quality of trade contractors and suppliers.
  • Provide an on-going evaluation of the options selected for each project and their impact on both the construction schedule and customer satisfaction.
  • Inspect all General Contractor work prior to approving invoices for payment.

Cost Control:

  • Manage the established budget. Work with General Contractor to control costs, keep extra work to a minimum, value engineer as needed.
  • Provide regular updates/reports on costs vs budget.
  • Identify and propose methods of reducing building costs, cycle times and general inefficiencies.

Job Site and Subdivision Management:

  • Ensure the cleanliness of buildings/units under construction as well as the overall jobsite.
  • Ensure all site personnel comply with The New Home Company safety standards and with OSHA standards by monitoring job site on a daily basis, and promptly notify General Contractor of any violations.
  • Immediately report all job site accidents in accordance with company procedures.
  • Enforce all established job site rules, regulations and policies including those outlined in the Storm Water Pollution Prevention plan.
  • Conduct on-site safety and construction meetings on the established basis.

General Duties:

  • On a monthly basis, start and close the number of homes designated in the business plan.
  • When appropriate, monitor weather conditions and adhere to weather-related construction procedures.
  • Establish relationships and interface with all consultants and governing agencies and ensure compliance with current regulations.
  • Maintain updated knowledge of all plans and specifications.
  • General reporting on job site metrics


Position Qualifications


  • College degree mandatory and preferably in Engineering or Construction Management


  • Minimum 7 years of experience with Type V rated construction, commercial construction; concrete podium decks, elevator construction and commercial sequencing.
  • Construction management experience in high-end market managing the installation of complex option programs is preferred.
  • Experience managing off-site construction and multi-family residential construction is preferred.


  • Possess excellent communication skills in order to work with both external and internal customers.
  • Ability to read and understand plans.
  • Capable of commuting to and from job sites in a timely manner.
  • Ability to perform the essential functions of the job in accordance with corporate requirements and professional business practices.
