Job Title: Starts Manager
FLSA Status: Salaried, Exempt   
Job Location: Office                             

Position Summary   
Manage the permitting process, with all administrative duties and ensure the effective, timely completion of all tasks.

Essential Duties and Responsibilities include the following.  Other duties may be assigned.
Responsible for:

  • Manage master plan submissions for all new communities.
  • Review all plans and elevations for each community to ensure they meet the requirements set for in the contract documents.
  • Manage the start tracker for all upcoming starts and confirm there are no conflicts with fit issues, repetitiveness requirements and ACC requirements.
  • Obtain weekly starts memo sign offs from the leadership team.
  • Prepare check requests for permits and other construction-related fees that pertain to starting a house.
  • Maintain the permit log documenting house start dates and stages of permitting.
  • Review and submit all ACC documents for approval.
  • Participate in new community meetings to help launch new product and make sure deadlines are met.
  • Assist with correspondence for the Vice President, Operations and field staff with correspondence.
  • Build and maintain effective relationships with city/county officials, agencies, tradecontractors and field team.          
  • Assist with all other special projects and tasks as directed by Vice President, Operations.     
  • Submit for lot fit books per community
  • Maintain spec count per community
  • Coordinate with VP and SVP, Operations to determine schedules, tasks and durations from spec release to permit or sales contract to permit for to-be-builts.
  • Audit sales contracts for information pertain to new starts.
  • Coordinate and assign builders in NewStar Enterprise
  • Review NewStar Enterprise and NewStar Sales to confirm all options are finalized and aligned.
  • Prepare and issue all Site Manager Start Packages.
  • Work with Purchasing Team on starts to ensure lots are prepared to be released prior to permits being activated.
  • Request lot specific plot plans along foundation and framing engineering to ensure the documentation.
  • Communicate weekly to the management team on the status of upcoming starts.
  • Maintain daily correspondence with architects, engineers, city/county officials.
  • Lot schedule and task reporting.
  • Oversee a unit count report for VP, Operations and VP, Sales.
Managerial Responsibility:
This position does not supervise other employees.

Position Qualifications (Education, Skills, Experience):
  • Ability to perform the essential functions of the job.
  • Strong interpersonal skills required.
  • Good organizational skills and attention to detail.
  • Ability to work well under stress and pressure.
  • Ability to deal with multiple and changing tasks.
  • Strong computer skills with proficiency in Microsoft Office, McCosker and Trac-Time preferred.
  • Highly effective written and oral communication skills.

Base Salary: The expected base salary range for this position is between $90,000 to $100,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday.
