Position Job Title: Area Sales Manager

Position Summary
The Area Sales Manager plays a crucial role collaborating with Neighborhood Sales Managers to ensure we achieve the Company’s business plan objectives for traffic, gross sales, net sales, and closings. The ideal candidate will help to develop our sales team’s skills and work across markets to share best practices and ensure an outstanding customer experience.
Essential Duties and Responsibilities include the following. Other duties may be assigned:
- Recruit, train and develop Neighborhood Sales Managers and Neighborhood Sales Associates while supporting them in achieving sales objectives in accordance with good business practices and company policies and procedures.
- Travel to assigned communities within region to manage field sales and ensure successful achievement of community sales goals.
- Run and review reports and pinpoint areas of need that align with company initiatives, while understanding the metrics that drive sales such as lead volume, sales conversion, cancellation rates, etc.
- Collaborate with the Vice President of Sales to develop, monitor, and maintain sales and marketing plans for each assigned community.
- Provide ongoing sales training and coaching to enhance Neighborhood Sales Manager’s selling, closing, and soft skills.
- Effectively and professionally communicate with prospective buyers, customers, outside agencies, and employees.
- Prepare and maintain schedules for sales center staff.
- Conduct market analysis to gather and analyze competitive data.
- Review and analyze mystery shops conducted on the Sales Staff.
- Ensure current and accurate sales materials are available and displayed within each community.
- Participate and facilitate in sales meetings and outside sales training.
- Participate in weekly pricing and escrow calls
Managerial Responsibility:
This position does supervise other employees.
Position Qualifications
- Active California Real Estate license is required.
- Minimum 5 years prior sales management experience.
- Minimum 5 years of experience in new home sales.
- Demonstrate effective and professional communication skills with prospective buyers, customers, outside agencies, and employees.
- Demonstrated ability to coach sales professionals on both company process and soft selling skills.
- Accountable and strategic mindset with a focus on business plan performance management.
- Microsoft Office proficiency.
- Ability to travel between various job site locations
Base Salary: The expected base salary range for this position is between $135,000 to $155,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday. Additionally, this position is eligible for an annual bonus based on divisional and individual performance.
Benefits: Total Compensation for this role includes a base salary and competitive commission structure for all procured sales. Physical Requirements:
Requires the ability to bend, lift 1-25 pounds, reach, see in full color vision, stand, sit, walk, walk on uneven terrain (at times), hear, type and talk. The primary work location is a sales office with low to moderate noise level. The secondary work location is any site under construction which is moderate to high noise level. Secondary location may require working in heat, cold, or inclement weather. May have exposure to hazardous materials and require personal protective equipment such as eye, respiratory and hearing protection, wearing hard hat and steel toe boots.
