Job Title: Corporate Vice President of Land Acquisition and Development

Location: Southern California, Phoenix or Austin

Reports to: EVP, Investments

Department: Land Acquisition & Development

Position Summary:
The Corporate Vice President of Land Acquisition and Development is responsible for the strategic oversight of acquisition structuring, planning, and development of residential land across New Home Co’s divisions. The VP will work closely with division land acquisition, land development, and finance teams, while also collaborating with key corporate stakeholders so that projects are completed on time and within budget, in a capital efficient manner.
Key Responsibilities:
  • Strategic Leadership:
    • Oversee strategic land acquisition and development efforts across the Company footprint, ensuring alignment with divisional market needs and growth strategies.
    • Establish regional strategies to identify and acquire land parcels, ensuring a balance between short-term project needs and long-term capital allocation initiatives.
    • Monitor regional housing market trends, competitor activity, and economic conditions to inform land acquisition strategies.
  • Land Acquisition:
    • Utilize relationships with brokers, landowners, developers, and municipalities to source and secure new land acquisition opportunities within the region.
    • Communicate and support divisional teams in the establishment and implementation of their near-term and long-term land acquisition planning.
  • Land Development:
    • Oversee the strategic planning of the land development process, site planning, development phasing, and infrastructure installation.
    • Ensure that development projects are delivered on schedule and within approved financial parameters, while prioritizing capital efficiency.
    • Work with local teams to manage development risks and resolve issues as they arise.
  • Financial Management:
    • Work with teams to better establish and manage land acquisition and development budgets, cost forecasting, and returns forecasting for each project.
    • Evaluate detailed financial analysis (including pro formas) to assess the viability, profitability, and improvement opportunities of land development deals.
    • Ensure that Company projects meet the company’s financial objectives, including return on equity, rate of return, and margin targets.
  • Team Oversight:
    • Lead, mentor, and manage a Divisional teams of land acquisition and development professionals, including vice presidents, directors, managers, and analysts.
    • Establish performance metrics and goals for the divisional land development teams, ensuring accountability and continuous improvement.
  • Stakeholder Collaboration:
    • Serve as a corporate representative in meetings with local authorities, community leaders, and industry groups.
    • Build and maintain strong relationships with external partners to enhance the company's reputation and position within the regional homebuilding markets.
Qualifications:
  • Education: Bachelor’s degree in Real Estate, Finance, Business, or a related field
  • Experience:
    • 10+ years of experience in land acquisition, real estate development, or a related field, with a focus on regional or multi-market oversight.
    • Proven success in acquiring and developing residential land.
  • Skills & Competencies:
    • Expertise in land entitlement processes, zoning regulations, and government approvals across multiple jurisdictions.
    • Excellent financial acumen, including the ability to create and analyze pro formas, budgets, and ROI models.
    • Leadership and regional team management experience, with the ability to motivate and develop high-performing teams.
    • Strong project management skills, with the ability to oversee multiple complex projects simultaneously.

Base Salary: The expected base salary range for this position is between $250,000 to $275,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday. Additionally, this position is eligible for an annual bonus based on divisional and individual performance.

Physical Requirements
Requires the ability to hear, type and talk in addition to sitting up to 100% of the time. Also requires the ability to walk (at times on uneven terrain). The primary work location is a corporate office with low to moderate noise levels. The secondary work location may be any site under development which will have moderate to high noise level. Secondary location may have exposure to hazardous materials and require personal protective equipment such as eye, respiratory and hearing protection, wearing hard hat and steel toe boots.
