Job Title: Land Development Assistant Site Manager
FLSA Status: Hourly Non-Exempt
Position Summary: Ensure the overall success of the land development processes in addition to all phases of project management.
Areas of Responsibility:
- Maintain schedule and strategies for cost-effective, efficient delivery of project infrastructure and site improvements that have been developed in collaboration with supervisors.
- Oversight of engineering solutions and quality control of improvement and landscape plan preparation for projects.
- Value engineering of improvements and landscape plans.
- Coordinate field installation of project infrastructure and site improvements in accordance with established schedules, budgets, and quality standards.
- Obtain acceptance of improvements and exoneration of project sureties.
- Represent the company and be the point of contact with field inspectors.
- Manage the Storm Water Pollution Prevention Program (SWPPP) for individual projects through the land development phases of the project.
- Assist in consultant management of environmental mitigation, site engineering.
- Obtain consultant proposals and negotiate contracts.
- Interface with public agencies including processing applications, obtaining departmental clearances, and permitting requirements.
- Interface with local community organizations.
- Provide job cost and budget updates for indirect site improvement and housing costs and development fees.
- Ensure efficient and seamless delivery of Operations on model and production home needs.
- Provide field support for construction management.
- Prepare plan revision changes and communicate to other departments.
- Provide support to project management and others as directed by assisting with correspondence and updating meeting notes.
- Assist in development of organizational processes and procedures for proper handoff and cost-effective project implementation.
- Prepare various reports and spreadsheets and update meeting notes as necessary.
- Maintain project files as needed.
- Interface with accounting, marketing and purchasing.
- Provide invoice approval and coding.
- Ensure compliance with industry safety standards at land development sites.
- Exemplify and model the company values, vision, and operating principles.
Position Qualifications
Education
- College degree desirable, preferably, in the areas of engineering or construction management
Experience
- 3 -5 years of experience in construction management, engineering, or land development.
Skills
- Thorough knowledge of engineering, development practices and approvals
- Ability to read, evaluate, and explain engineering plans and details
- Computer literate with proficiency in Word, Excel, PowerPoint and Microsoft Project
- Must possess superior organizational skills and good follow through capabilities
- Strong analytical skills
- Ability to develop take-offs/estimates
- Strong written and verbal communication skills
- Ability to be flexible and solutions-oriented in executing critical business objectives
- Ability to work cooperatively with a variety of personality types
- Ability to travel to various locations within the region
- Capable of working independently and as part of a small, tightly knit team
- Demonstrate professional conduct and possess high ethical standards
- Able to manage time wisely and work within deadlines
- Ability to perform the essential functions of the job in accordance with corporate requirements and professional business practices

Requirements
- Valid driver’s license required
- This position often requires driving during the workday. As a contingency of employment, a background check, inclusive of an MVR, will be completed.
Base Salary: The expected base salary range for this position is between $75,000 to $100,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday. Additionally, this position is eligible for an annual bonus based on divisional and individual performance.
